Cancellation
Applies to every direct booking. Rooms booked through an agent follow that agent's terms instead.

Refunds go back to the card used, usually within five working days. If a cancellation is because of something serious, tell us and we will do what we can.
Deposit and payment
We take the first night as a deposit when you book. The balance is settled on arrival. We accept Visa, Mastercard and American Express, and cash in US dollars. We do not accept cheques.
Arrival and departure
Check in is from 3pm. Check out is 11am, and noon on Sundays. Early check in depends on the night before and we cannot promise it, but ask and we will try. Luggage can be left with us on either side at no charge.
Arriving after 9pm is fine if you let us know. We will leave a key in the box by the front door and text you the code.
Children
Children of any age are welcome. Under twos stay free in a cot, which we provide at no charge but need to know about in advance as we only have two. Children over two are charged $25 a night for an extra bed, available in the Loft Suite only.
Dogs
Two ground floor rooms take dogs, at $15 per stay rather than per night. Dogs are welcome in the morning room and the garden but not on the upper floors, and we ask that they are not left alone in a room. Assistance dogs stay free and are welcome anywhere in the house.
Accessibility
The house is Georgian and listed, so there is no lift and the front door has two steps with a handrail. One ground floor room has a level access wet room and a wider door. Please call before booking so we can be honest with you about whether the house will work for you.
Smoking
No smoking or vaping anywhere indoors. There is a sheltered spot in the courtyard. A deep clean charge of $150 applies if a room has been smoked in.
Groups
For four rooms or more, cancellation moves to 14 days before arrival and we take a 50% deposit. Email us rather than booking online and we will put it together properly.
